Difference between Co-leasing and having a Guarantor.

Myself and a group of friends have been looking at renting a house but we have no history, and we’re uni students so automatically they don’t trust us. We live in Australia, Victoria to be specific.

For most houses we’ve said that we can have our parents guarantor for us in case we can’t afford rent to make us look better and increase our chances of getting a house. One specific agency is informing us that they don’t do guarantors whatsoever, and they’ll just get our parents to co-sign the lease.

We have heard there’s a lot of legal problems with co-signing over guarantoring from a family relative that used to be a part of the tenants union, and I trust them, but is there really any issue with this?
